Charges for landlords

Full management - 10% of monthly rent

Tenant finder and rent collection - 8% of monthly rent

Tenant finder only - 50% of one month’s rent

Landlord one off set up fee to be deducted from first month’s rent - £300 (includes marketing costs, negotiation of rent, tenancy agreement, alterations to tenancy agreement, registration of deposit).

Legionella Risk Assessment - £65

Right to rent (we will check tenant has right to rent)

Electrical safety – fixed wiring every 5 years – PAT testing every 12 months from April 2017 under Housing and Planning Act 2016 – from £250 plus VAT.

Empty property checks £25 per week

The property will be checked 4 times per year whilst tenants are in occupation. Extra visits will be charges at £50 per visit.

Landlords residing abroad not registered as Non Resident Landlord with HMRC will be charged a management fee of £100 in recognition of the extra worked incurred by accounts staff.

Should the property be sold to the current tenant via the agent a fee of 1.25% will apply.
